02 Construction stages — what's used, and when

A general reference showing how grey structure work is typically broken into stages, and which materials and labour apply at each one — based on a sample 22-stage work order breakdown. No quantities or costs shown here — this is purely to help you understand what's happening (and what to expect) at each stage of construction, not a quote. Your actual project's stage count and sequence may differ.

03 Grey structure — bill of quantities

Every category below is editable — quantity, unit and rate. Most items now get a suggested starting quantity calibrated from 4 real project ledgers (152-M6 Lake City 10 Marla no basement; 124-Tulip Block Bahria Town 10 Marla with basement; 384-H DHA Phase 6, 1 Kanal with basement; 1920-D DHA 9 Town, 10 Marla turnkey no basement) — Cement, Bricks, Steel, Sand, Crush, Bajjar, Brick Ballast, Ghassu, Soil, Binding Wire, Contractor/Electric/Plumber Labour, Electric Material, Termite, Membrane Sheet, Water Proofing, Sanitary Material, Overhead, and Carriage/Freight. Project-specific items (Boring, Swimming Pool, Chemical, Chips, Concrete, AC items, Steel Test, Water Stopper, Service Charges) still start at zero since these vary too much site-to-site — enter your contractor's actual figures for those. Several ratios trend down as house size increases (e.g. Bricks, Cement, Termite per sqft), so double-check these for plots far from 10 Marla–1 Kanal.

04 Contingency

This estimate currently covers Grey Structure only. Finishing (tiling, paint, doors/windows, fixtures) will be added as its own module once you share those item categories, the same way Grey Structure was built.

05 Turnkey package rate — cross-check (optional)

Some Lahore contractors quote grey structure as one all-inclusive rate per sqft instead of an itemized BOQ — e.g. a real 2026 DHA agreement quoting Rs. 3,275/sqft for Ground+First Floor and Rs. 4,600/sqft for basement (materials, labor, standard steel/brick allowances included). Fill this in to see how that style of quote compares to your itemized total above — useful as a sanity check, not a replacement.

The 3,275/4,600/4,000 rates cover the covered area (Ground+First / Basement / Mumty) only. Boundary Wall, Water Tank & Septic Tank, and Passages/Driveway are priced separately as "extra work" — this cross-check pulls those automatically from whatever you've entered for those categories in the Grey Structure table above, so fill those in for an accurate total.
